Overview of the strategy builder
In the below you will learn about the strategy builder. You will create pricing models to fit your hotel's particular selling strategy to operate alongside the AI-driven decisions. This allows for more control and transparency in pricing recommendations.
The strategy builder runs components in sequence to calculate prices. The system executes the components in this order for different pricing scenarios:
Pricing adjustment.
Room type supplement.
Other segments/rates, if used.
Group pricing.
These components are grouped in definitions, which are grouped in strategies. You can create multiple strategies, but only one can be active during any period. Within a strategy, you can create definitions and associate them with seasons.

Create a new strategy
The below steps will outline how to create a new strategy:
On the left navigation under the header strategy, click Strategy Builder.
Under the header strategy definitions on the right of the screen, click the plus
icon. Fill in the name for your strategy.
Click Save.
The new season will populate under the header strategy definitions.
Click the pencil
icon in the newly created season. Select the desired evaluation, rate and adjustment options and drag onto the screen.
Click on the box
that has been added to the diagram and update the information in the new screen that appears.Connect the entries for the scenarios to ensure a valid pricing output for each configuration.
When your strategy is complete, ensure it has a valid pathway for calculation or make adjustments where there is missing criteria for the system to successfully set a price.
Click the green tick
to validate the diagram.Click the play button
to test the diagram. Click the file
icon to save the diagram.Click the power
icon to exit the diagram editor.
Click the arrow
icon to activate the strategy. The arrow will turn green to confirm it is live.
Evaluation
Follow the steps below to implement the evaluation in the strategy:
Click Evaluation to view all options and drag onto the screen.
The below outline the options available under evaluation:
Occupancy:
Variable: Current occupancy percentage or rooms sold.
Set prices based on current or on-the-books occupancy compared to this year, prior year, or a defined recent period.
Occupancy cluster, this is used for multiple RMS properties:
Variable: Current occupancy percentage from other defined properties in your group.
Apply conditional logic based on cluster behavior.
Automatically adjust room rates when cluster occupancy exceeds specified thresholds.
Booking window:
Variable: Number of days until arrival.
Set prices based on how far in advance guests book.
AI forecast:
Variable: Expected occupancy percentage for the property.
Set prices based on forecast data.
Weekday:
Variable: Day of the week.
Set prices based on specific days.
Event:
Whether the day has an assigned event or holiday.
Set prices based on events or holidays.
Pickup:
Variable: Pickup trends (increasing, decreasing, or moderate).
Set prices based on pickup patterns.
Budget:
Variable: Daily or monthly periods based on occupancy, average price, and RevPAR.
Price:
Use this variable to set a path based on the price.

Establish dynamic prices based on your evaluation.

Set prices based on competitor prices and your evaluation.
Dynamic Comp set:
Create strategies to maximize occupancy or revenue based on competitor prices.
Adjustment
Follow the steps below to implement the adjustment options in the strategy:
Click Adjustment to view all options and drag onto the screen.

Rate:
Make price adjustments with maximum and minimum limits.
Rounding:
Define final prices to specific decimals or whole numbers.
Adjust:
Make adjustments based on intervals.
Dynamic adjustment:
Base the final price in relation to the competitive set - a fixed position, median, average or variation based on the competitor.
Configure room type supplements
Follow the steps below to configure room type supplements:
On the left navigation under the header strategy, click Strategy Builder.
Click the pencil
icon next to room type supplement. Click Action.
Click Room suppl.
Use this node to create rules for room type differentials.
Click on the box
that has been added to the diagram.In the new screen that opens, enter each room type's offset pricing in relation to the base room - a fixed or percentage difference.
Optional - enter adjustment settings as needed.
Click the play button
to test the diagram. Click the file
